DREAMWAVE PRODUCTIONS
Locale: Markham, Ontario
Scope: X-Design was responsible the complete interior design and
contract management of this project. A fast-paced, Markham based comic book
company required a new facility which comfortably supported their artist and
administrative staff while maintaining a tight budget and project schedule.
X-Design prepared a dynamic environment which will support their firm growth
over the coming years. Also included in X-Design’s scope was furniture
specification and procurement as well as sub-consultant selection and
coordination.

EQUILEASE
Locale: Toronto, Ontario
Scope: The scope of this project encompassed the interior design and
contract management of Equilease’s relocation to its new facilities at 235
Yorkland. The design involved the use of existing furniture and the entire
process had a very short schedule.

CASTEK SOFTWARE FACTORY
Locale: Toronto, Ontario
Scope: X-Design was hired to help this Toronto-based software firm
with the furniture planning and implementation of their new 55,000sf
facility.

DRAFT WORLDWIDE

Scope: X-Design collaborated with one of Canada's largest communications
firms to translate their aspirations into physical space. We helped
DraftWorldwide meet the challenge of integrating a corporate merger and
created a leading edge knowledge-sharing environment.

FUTUREWAY COMMUNICATIONS

Scope:
X-Design has been engaged to assist the construction team of Brown Daniels
to implement a new corporate office for a fast moving technology company.
Our team has been involved in multiple projects including technical
presentation areas to full head office renovation and relocation.

STEELCASE
CANADA - CALGARY
Locale: Calgary, Alberta
Scope: Design of furniture showroom and offices highlighting advanced
office solutions.
Steelcase asked
X-Design to create an upbeat, dynamic showroom that expressed their
corporate ideal of "Worklife". Steelcase requested not only an innovative,
fluid workspace to demonstrate their products to clients, but a hardworking
open office environment to be occupied by their own sales staff.
X-Design created a 1,500 SF space within a warehouse building using
Steelcase Pathways products and a unique suspended ceiling design.

HERITAGE
OFFICE INTERIORS

Scope: Design of new showroom and offices.
Heritage Office Interiors, a Steelcase furniture dealer, asked X-Design to
turn an industrial warehouse building on the outskirts of Vancouver into
their new showroom and offices.

CIBC-EXECUTIVE FLOOR
Locale: Toronto, Ontario
Scope: Interior Design
This project involved the interior design of a floor in the Commerce Court
East tower in downtown Toronto for the executive group of CIBC.

STEELCASE CANADA - WORKLIFE CENTRE (SWING SPACE)
Locale:
Markham, Ontario
Scope: Design of 10,000SF demonstration furniture installation in
Steelcase Canada's head office
The Swing Space was designed to explore the potential of the Pathways
furniture system, serve as showroom and to temporarily accommodate three
staff groups during phased renovation work.
X-Design developed an experimental systems furniture installation in
association with the base building designers Quadrangle Architects and the
Steelcase Advanced Solutions Group. Steelcase requested that the designers
challenge the Swing Space's occupants to work in unusual and innovative
worksettings, to show clients that it is possible to "think outside the box"
The completed Swing Space is based on a loose grid of "neighbourhoods",
providing both an underlying logic and opportunities for chance encounters
and casual interaction wherever circulation paths converge. Teams choose
among neighbourhoods of worksettings that each individual would customizes
with mobile elements and worktools.

CASTEK SOFTWARE FACTORY INC.
Client: Steelcase Canada
Locale: Toronto, Ontario
Scope: Facility Strategy Consulting
X-Design was engaged to assist the Steelcase Team in creating a strategy for
facility design as the Client company grows. The deliverable was a furniture
approach based on the Steelcase product ‘Pathways’.

STEELCASE CANADA - VANCOUVER SALES OFFICE AND SHOWROOM
Locale: Vancouver, British Columbia
Scope: Design of furniture showroom and offices, highlighting
advanced office solutions.
Steelcase's Western Canada division was seeking to better service technology
companies, particularly young ".com" companies in the aggressive field of
e-commerce. X-Design created a unique, transparent office suite for five
Steelcase staff that also serves as a showroom. Individual worksettings,
leaming spaces and service areas float within a Pathways space frame
structure in loosely defined zones.

MT&T
Client: Steelcase Canada
Locale: Halifax, Nova Scotia
Scope: Space plan of 67,000 SF call centre
X-Design, in association with Steelcase, planned MT&T's new consolidated
telephone help line facility in Halifax. The solution accommodated the
personnel in 6 departments, organized around shared service "hubs". This
project was notable not only for its size, but it's extremely tight
schedule.

NB TEL/ ALIANT
EXECUTIVE SUITE
Client: NB Tel/Aliant
Locale: St. John, New Brunswick
Scope: Redesign of private offices and boardrooms
X-Design was retained to update the look of NB Tel's executive offices.
The challenge was to help NB Tel express its position as a cutting edge
telecommunications company while respecting a well-crafted interior dating
from the 1970's.
New finishes in a contemporary palette were chosen to harmonize with the
original teak walls. Public areas were renovated to incorporate graphic
displays and new lighting installed throughout.

EPIC DATA
Client: MCM interiors Ltd.
Locale: Vancouver, British Columbia
Scope: Space planning and furniture layout for 60,000 SF of office
space
Epic Data, a technology company required new facilities to consolidate its
240 staff in Vancouver. The lead designers, MCM Interiors, contracted
X-Design to plan three floors in Steelcase Pathways products. X-Design has
extensive experience and technical knowledge of Pathways, having designed a
number of showrooms for Steelcase.

Scope: X-Design has been enlisted for the interior design of the
Cotton Ginny mall stores as well as the development of a new concept for
"Big Box" locations of the chain.

THREE DOG BAKERY

X-Design was engaged to assist with the first Canadian franchise of Three
Dog Bakery, a bakery for dogs. It is located in the Beaches area of Toronto.

SEARS CANADA/EATON'S
Client: West 49th Parallel Design

Scope: Technical Working Drawings
X-Design completed construction documentation for the West 49th Parallel
Design team for 7 floors of the new Sears/ Eaton's locations in Toronto,
Vancouver and Ottawa.

them roll-out over 150+ stores in markets across the United States.

BRAMPTON CONSOLIDATED COURTHOUSE

Scope: Development of furniture tenders (total budget $6 million) and
CAD Support
X-Design, in association with ZASA, sourced suppliers and wrote 5 furniture
tenders including related CAD drawings, for the new Brampton Courthouse.
